SINGAPORE (EDGEPROP) - We look at condominium projects that have achieved new highs or lows in terms of psf prices. This is based on URA Realis data for the period of Aug 30 to Sept 4.
Topping the list in terms of record-high psf prices is 15 Holland Hill, which saw a 3,907 sq ft unit change hands for $13.66 million on Sept 3. This translates to a psf price of $3,496.
The unit sold is located on the 11th floor. The transaction beats the previous psf high for the development that was achieved on July 23 when another unit, also located on the 11th floor, was sold for $3,494 psf.
The freehold 15 Holland Hill comprises 59 units spread across three 12-storey blocks. The development has a mix of two-, three- and four-bedroom units, as well as three penthouses and three garden maisonettes on the ground floor.
Developed by Kheng Leong Co, the project is expected to get its temporary occupation permit (TOP) in December 2022.
Located in District 10 at the junction of Holland Road and Farrer Road, 15 Holland Hill is within close proximity to Holland Village, Bukit Timah, the Commonwealth Crescent Market, as well as Farrer Road MRT Station on the Circle Line.
Another property that achieved a new high on a psf price basis is Amber Park. A 4,392 sq ft penthouse unit on the 20th floor was sold on Aug 31 for $13 million or $2,960 psf.
Located in District 15, Amber Park is a freehold development comprising three 21-storey blocks with a total of 592 units. Its units encompass a mix of one- to five-bedroom apartments ranging between 463 and 2,336 sq ft, as well as six-bedroom penthouses measuring between 4,392 and 5,005 sq ft.
The project is expected to get its TOP in 3Q2023. It is jointly developed by City Developments and Hong Leong Group.
Amber Park is located within walking distance to the upcoming Tanjong Katong MRT Station on the Thomson-East Coast Line which is scheduled for completion in 2023. It is also close to East Coast Park and is a 10-minute drive to Changi Airport.
NEU at Novena saw a new low psf price after a 1,302 sq ft unit changed hands for $3.1 million or $2,379 psf on Sept 1. The four-bedroom unit, which comes with a utility room, is located on the 13th floor of the single tower in the freehold development.
Located in District 11, NEU at Novena is jointly developed by a joint venture between Roxy-Pacific Holdings and Macly Group. The 17-storey development has 87 units made up of two- to four-bedroom apartments, three-bedroom dual-key units and four-bedroom duplexes with sizes ranging from 549 sq ft to 1,302 sq ft.
The development, scheduled for completion in 2023, is located next to the upcoming Health City Novena medical hub. It is also a two-minute walk to Novena MRT Station on the North-South Line. Nearby shopping malls include Novena Square and Velocity@Novena.
Meyer Mansion is another property that saw a new low in terms of psf price. This follows the sale of a 2,142 sq ft, four-bedroom unit for $5.15 million on Sept 1, translating to $2,403 psf. The size of the unit is inclusive of strata void area measuring some 378 sq ft.
The freehold unit sits on the highest floor of the 25-storey building. Developed by GuocoLand, the property, located along Meyer Road in District 15, is scheduled for completion in 2024.
Meyer Mansion has a total of 200 units, comprising a mix of one-, two-, three- and four-bedroom apartments. Sizes for the units range between 484 and 2,142 sq ft.
The upcoming Katong Park MRT Station on the Thomson-East Coast Line is a six-minute walk away from the condominium. The East Coast Park is also situated nearby.
